Thinking about selling?

What is your home worth, and how long will it take to sell?

Those are the two questions every seller asks me first. Here is how I answer them honestly.

Online estimates give you a number in seconds.

None of them have been inside your home. They have not seen the kitchen you redid or the roof you replaced, and they do not know what the house down the street really sold for once the credits came off.

Why a Zestimate is not your price

A lot of sellers come to me with a Zestimate already in mind, and some really believe in that number. I understand why. It is free, it is fast, and it looks official.

But it is a number a computer works out from other homes in the area that seem similar to yours. It has never been inside. Here is what it cannot see:

  • The view, or the lack of one
  • The upgrades, from a remodeled bathroom to new windows
  • A busy street out front
  • Power lines behind the back fence
  • The condition: what has been cared for and what is coming due
  • The lot: a flat, usable yard or a steep slope
  • The floor plan, and whether it works the way people live now
  • Public records that are out of date, like square footage or a bedroom count that was never updated

Online, two homes on the same street can look almost alike. A buyer walking through sees every difference, and so do I.

So you get a number that is a guess. Price on a guess and one of two things happens. Priced high, the home sits. Buyers start asking what is wrong with it, and the price cuts begin. Priced low, it sells fast and you never find out what you left behind.

What the call gives you

Before I see your home,

on a free 30-minute call:

  • The latest sales near you, and what they actually closed for
  • How long homes like yours are taking to sell right now
  • What matters most to you: your timing, your next move, what you want to walk away with

After I walk through your home:

  • Three prices, each with a different strategy
  • What you would walk away with at each one, on a net sheet
  • The plan to get there: preparation, photos, launch

I will not give you a number before I have been inside. Anyone who does is guessing with your money.

A client story

“She's the best in Reno.”

Kathy J. · Google review

Kathy came to me ready to sell her home and move closer to her daughter. That was her goal, and everything we did was built around making that move smooth and clear.

We launched with the full marketing plan, and the showings came in steadily on day one. By the end of her first day on the market, Kathy had four offers, every one of them above asking.

My job then was to lay out each offer clearly so she could weigh them herself. One came through an agent who had been hard to reach. Kathy noticed, and set that offer aside, because she knew how much smooth communication would matter through closing. That was her call, and the right one.

Closing went exactly as she hoped. She moved closer to her daughter on her timeline, organized and ready.

A luxury sale in Sterling Ranch

Under contract in less than 48 hours.

Sterling Ranch · Southwest Reno

In 2022 I helped a buyer purchase a home in Sterling Ranch. In 2026, when it was time to sell, he called me again.

The plan was built around what my sellers ask for most: full service, a quick sale, and as little disruption to their lives as possible. So the work happened before the home ever went live. Preparation, professional photography, and a launch aimed at the buyers already watching Southwest Reno.

The home went on the market at $1,190,000. Multiple offers came in, and it was under contract in less than 48 hours. It closed at $1,250,000, above the asking price.

In spring 2026, the median luxury home in Washoe County closed after 61 days on market. This one was under contract in less than two.

Two days of showings, not two months. That is what preparation buys you.
