Should I Renovate or Sell My Luxury Home As-Is in Reno?

This is something I get asked all the time.

“Should I fix things up before I sell… or just list it as-is?”

And the honest answer is…

it depends.

I know that’s not the most exciting answer, but it’s the truth.


Here’s How I Look At It

The first thing I’m thinking about is:

are you going to get your money back?

If you’re not going to get dollar for dollar, or at least close to it, then it usually doesn’t make sense to do a big renovation.

I’m not here to tell you to spend money just to spend money.

There needs to be a reason behind it.


But Let Me Be Very Clear About Something

“As-is” does NOT mean do nothing.

Because I see this happen all the time…

A seller says:
“I’ll just sell it as-is.”

But the home has:

  • stained carpet

  • marks all over the walls

  • clutter everywhere

  • smells

  • deferred maintenance

And then they’re surprised when it sits.

Or when they don’t get the price they were hoping for.


That Market Is Gone

During the COVID market, you could get away with that.

Homes that needed work still sold fast.

Sometimes with multiple offers.

That is not the market we’re in anymore.

Buyers right now are:

  • more patient

  • more aware

  • and they’re comparing everything

They know when something feels off.


What I Usually Recommend Instead

Most of the time, I’m not telling my sellers to go do a full remodel.

What I am saying is:

let’s make the home feel clean, cared for, and move-in ready.

That usually looks like:

  • deep cleaning

  • decluttering

  • touching up walls

  • addressing obvious maintenance

  • sometimes replacing really worn flooring

Nothing crazy.

But it makes a HUGE difference in how buyers feel when they walk in.


When I DO Recommend Doing More

There are situations where I’ll say:

we need to do some work before listing.

Especially if the home feels:

  • neglected

  • outdated to the point it distracts buyers

  • or like it hasn’t been maintained

Because if buyers walk in and feel like they’re inheriting problems…

They either:

  • walk away

  • or they discount your home immediately


One Thing I Tell Sellers All The Time

Buyers are doing their homework.

They’re walking multiple homes.

They’re comparing condition.

So if your home is:

  • priced like a fully updated home

  • but shows like one that needs work

that’s where you run into problems.

This is where strategy comes in.

Because the right answer isn’t always:

renovate
or
sell as-is

It’s:
