“Where should we start the price?”
Lately, that is the first thing sellers want to talk about with me. Price.
You have read that homes are sitting. You have seen the price cuts online. You want to get the most for your home, and you do not want to be the listing that sits there for months while everyone wonders why.
That worry is real, and it is the right one to have. Where you start matters more right now than it has in years.
Let’s talk

What a Price Drop Tells Buyers
When a home starts high and then drops, and drops again, buyers notice. The question they ask is always the same: “What is wrong with this house? Why do they keep dropping the price?”
Nothing may be wrong with it at all. But once buyers start asking that, fewer of them come to see it. The ones who do come in looking for a problem, and they negotiate like they found one.
That is how a seller ends up chasing the market down: lower each month, and often lower in the end than if the home had been priced right on day one. Most agents only know one fix for a home that sits, and that fix is another price drop.
What a Strong Launch Feels Like
The right buyers see your home in its first weeks, when attention is highest. Showings come in. You are weighing offers instead of wondering about the next cut, and you negotiate from strength instead of hoping someone bites.
That is the version of selling most of my sellers want. Not a gamble on a high number. A plan that gets the best result the market will actually pay.
Price It Right, Prepare It Right, Then Launch
Three things decide whether a home sells or sits. I take each one seriously, in this order.
- Price from the start. I bring you three pricing strategies, each with its honest tradeoffs and its own net sheet from the escrow officer, so you see what every option puts in your pocket. Then I tell you which one I would choose for your home and timeline. You make the final call. The goal is to attract the right buyers from the first day, so we never have to chase the market down. My listings have sold for an average of 99.23% of their list price.
- Prepare it before anyone sees it. Fix the little things that have bothered you for years, because they will come up in inspection anyway. Get it clean. Then walk through it the way a buyer will. A pre-listing inspection means nothing surprises a buyer's agent in the middle of a negotiation.
- Do not rush the launch. The photos, the marketing and the house itself should all look their best on day one. That means professional photography, drone footage on homes over $400K, and a walkthrough video on every listing. You only get one first week on the market.
Then I market your home differently. Instead of listing it and waiting, I put it in front of buyers already searching in your neighborhood and price range with geo-targeted advertising, and I send you weekly updates with real showing data for as long as your home is on the market. The full plan is below, and the whole process is on how I sell homes.
Selling Across the Areas I Serve
I list homes across Reno, Sparks, and greater Washoe County, with particular depth in Southwest Reno, Newlands Historic District, and Lakeside Lewis. Moving on to something smaller? See downsizing in Reno. See the full list of areas I serve.
Frequently Asked Questions
Should I start high and come down if it does not sell?
I do not recommend it. A home that starts high and drops makes buyers ask what is wrong with it, and fewer of them come to see it. Pricing right from the start brings the right buyers in the first weeks, when attention is highest.
How do you decide what to list my home for?
I walk your home first, then bring you three pricing strategies across the range the sales support, each with honest tradeoffs and a net sheet showing what you would walk away with. I recommend the one I think fits your home and timeline. You make the final call.
Do I need to fix everything before I list?
Not everything. Fix the small things that have bothered you, because they will come up in the buyer's inspection. Clean it well, and walk through it the way a buyer will. I will help you decide what is worth doing and what is not.
What is included in your marketing?
Professional photography, drone footage on homes over $400K, a walkthrough video, a 3D tour, a pre-listing inspection, geo-targeted advertising, listing on hundreds of sites, buyer tracking, and weekly seller updates.
How I market your home
What separates strategic marketing from the basics
Most agents list your home on the MLS, put up a sign, and wait. That is not a strategy. Every listing I take gets a complete plan built around your home, your neighborhood, and the buyers most likely to want it.
- 01
3D interactive tours
Every listing gets a fully interactive 3D tour. Serious buyers walk through your home before they ever book a showing, and the ones who are not a fit filter themselves out.
- 02
Photography and drone video
I was a published professional photographer before real estate. I know what makes a home photograph beautifully, and I hold my photographers to that standard: twilight shots, drone footage, and video edited to stop the scroll.
- 03
Geo-targeted advertising
I run campaigns that reach buyers already searching in your neighborhood and price range. Your home is delivered to the right people instead of waiting on the MLS to be found.
- 04
Listed on hundreds of sites
Not just the MLS and Zillow. Luxury buyers come from all over the country, and many find homes on platforms most agents never think to use.
- 05
Buyer behavior tracking
I use software that shows how buyers interact with your listing online and follows up with the ones who came close. Most agents never know who almost called.
- 06
Video that gets distributed
I do not just make the video. I distribute it with intent, and back it with paid promotion when the home calls for it.
A client story
“She's the best in Reno.”
Kathy J. · Google review
Kathy came to me ready to sell her home and move closer to her daughter. That was her goal, and everything we did was built around making that move smooth and clear.
We launched with the full marketing plan, and the showings came in steadily on day one. By the end of her first day on the market, Kathy had four offers, every one of them above asking.
My job then was to lay out each offer clearly so she could weigh them herself. One came through an agent who had been hard to reach. Kathy noticed, and set that offer aside, because she knew how much smooth communication would matter through closing. That was her call, and the right one.
Closing went exactly as she hoped. She moved closer to her daughter on her timeline, organized and ready.
