Washoe County Luxury Home Market Report: What the Data Shows for Spring 2026

I pulled the data myself from the Northern Nevada Regional MLS. Here is what closed sales in Washoe County at $1 million and above tell us about the spring 2026 luxury market.


The Numbers: Washoe County Luxury Market, Spring 2026

For the 90-day period from March through May 2026, here is what happened in the $1M+ segment across Washoe County, Nevada:

231 luxury homes closed during this period. The median close price was $1,460,000. The average close price was $1,998,279, reflecting the influence of several high-end transactions above $5 million. Price per square foot came in at a median of $461.59, with homes averaging 3,300 square feet.

Homes took a median of 54 days on market before closing, with an average of 97 days. Sellers received approximately 96.3% of their list price on average, meaning the typical luxury home in Washoe County sold for about 3.7% below asking.

The price range of closed sales ran from $1,000,000 to $25,500,000, reflecting the full breadth of Washoe County's luxury market -- from entry-level million-dollar homes in communities like Somersett and Caughlin Ranch all the way up to lakefront estates in Incline Village and Crystal Bay.

How Luxury Compares to the Overall Reno Market

Here is where it gets interesting for sellers.

The overall Reno single family market in May 2026 tells a very different story. The median sale price across all price points was $672,000. Homes went to contract in a median of just 12 days. Sellers received 99.1% of list price.

The contrast with the luxury segment is significant and important for any seller to understand before pricing their home.

In the overall market, homes move fast and sell close to asking. In the luxury segment, homes take longer -- a median of 54 days versus 12 -- and sell at a slightly lower percentage of list price. This is not a sign of a weak luxury market. It is simply how luxury real estate works. The buyer pool is smaller, the decisions are larger, and the process takes longer.

What this means for you as a luxury seller is that patience and strategy matter more than they do in the general market. A home that is overpriced will sit. A home that is well-prepared, correctly priced, and properly marketed will find its buyer.


What Is Selling and What Is Sitting

Looking through the 231 closed transactions, a clear pattern emerges.

Homes that sold quickly -- in under 30 days -- were almost universally priced correctly from day one. Several sold at or above asking price. A home on Mules Ear Court in Reno went under contract in 7 days and sold for $3,450,000 -- above its $3,389,900 list price. A home on Sagittarius Drive went under contract in 4 days and closed above asking. A home on Dant Boulevard went under contract in 5 days and sold for $1,440,000 against a $1,325,000 list price.

Homes that sat had a different story. Several properties accumulated 200, 300, even 400+ days on market before finally closing, almost always at a meaningful discount from original list price. A home originally listed at $5,975,000 took nearly 900 days cumulative before closing. A home on Chanson Way originally listed at $3,150,000 took 466 days and closed at $2,300,000.

The data is consistent: pricing strategy determines outcome in the Washoe County luxury market more than almost any other factor.
