“Will my house sell in time for me to buy the next one?”
That is the first question almost every downsizing seller asks me. Not about price. About timing.
You have lived in this home a long time. It has more rooms than you use and more yard than you want to keep up. You know what comes next: something smaller, easier, closer to the people and places that matter now. The hard part is getting from here to there without a gap in the middle.

What Happens When the Timing Slips
Sell too fast, and you can be out of your home before the next one is ready. Some sellers end up renting for a few months, moving twice, and paying to store a lifetime of furniture in between.
Buy first, and you can end up carrying two homes. Two payments, two sets of utilities, two places to insure, while you wait for the first one to sell.
Price it wrong, and the house sits. Every week it sits, your next purchase gets harder to line up, and the pressure to cut the price grows.
None of that is about the house. It is about the move you are trying to make.
What It Looks Like When the Timing Works
You know your closing date before you commit to the next home. You move once. Your equity lands where you planned it. You leave the house you built a life in on your terms, not on a buyer's schedule or a deadline you never chose.
That is what most downsizing sellers really want. More than the last dollar, they want the move to feel calm. If you want to see the numbers first, my walk-away calculator shows what you would keep after the sale.
How I Plan Your Sale Around Your Next Move
I start with your timeline, then build the sale to fit it. That is the opposite of how most listings work.
- You choose the closing date. I write your preferred closing date into the terms we accept, so the sale fits your move instead of the other way around.
- Time to stay after closing, when you need it. If your next home is not ready, we can negotiate a rent-back so you stay in your home for a period after the sale closes.
- Buying first, then selling. Some sellers would rather move out first. Earlier this year, a seller of mine worked from home and had pets, and keeping the house show-ready around both was more than they wanted. They used a bridge loan, bought their new home, and moved in. I listed their old home empty and sold it a couple of months later, and everything worked out just fine. If that sounds like you, I will walk you through it and connect you with your lender on what fits.
- Priced to sell on schedule. A home priced right from the start sells on your timeline. One priced high sits, and sitting is what breaks the timing. My listings have sold for an average of 99.23% of their list price, with a median of 55 days on the market.
- Ready before the first showing. Most of my downsizing sellers ask, “How do we make this house show ready?” I help you plan what to keep, what to clear, and what to fix, so the house is ready the week we launch, not a month later.
The goal is simple: one move, on a date you picked.

Frequently Asked Questions
What if my house sells fast and I have not found my next home yet?
We plan for that before we list. Your closing date and, when it fits, a rent-back give you room to find the right home without moving twice.
Can I choose my closing date?
Yes. Tell me the date that works for your move, and I will build it into the terms we accept.
How long should I expect my home to be on the market?
It depends on the home, the price, and the season. My listings have sold at a median of 55 days on the market. I will give you an honest estimate for your home before we list.
Will wildfire insurance hold up my sale?
Insurance comes up more since the wildfires. Buyers here usually have an insurance contingency: a set number of days to secure a policy, with their deposit protected if they cannot. I track that deadline closely so it does not catch anyone by surprise. In my sales this year, it caused one extra step: an insurer asked to inspect the roof first. During the active fires, lenders paused closings until the fire was out, and then those sales closed.
Can we keep the sale private and low-key?
Yes. I can limit public exposure while still reaching qualified buyers, and I will walk you through what that tradeoff looks like.
