Rancharrah

A luxury Reno community Shannon serves.

Living in Rancharrah

Rancharrah is one of the newest and most unique luxury communities in Reno: a gated neighborhood right in the center of town, which isn't something you find often here. Behind the gates it's quiet and private, but you're minutes from Midtown, Downtown Reno, and the airport, part of my core luxury territory.

Dolce Vita Spa is a boutique spa in The Village at Rancharrah, within walking distance of the neighborhood, and I'm a regular there. It's one of my favorite local spots, and exactly the kind of walkable convenience that makes this community different from the rest of Reno's luxury neighborhoods.

I work Rancharrah as part of my luxury specialty, bringing the full E.P.I.C. marketing process to listings here, with the discretion and presentation standard this level of home requires.

Rancharrah Neighborhood Character

Rancharrah is a gated community built on the site of the former Rancharrah Ranch, with newer construction in a mix of modern and farmhouse-style architecture. Lots run smaller than nearby estate communities, in exchange for walkability and a lower-maintenance lifestyle right in the center of town.

Worth knowing before you tour here: Rancharrah carries an HOA, and homes sit closer together than in most Reno luxury communities, with smaller lots than you'd find in an estate-style neighborhood. That's the tradeoff for the walkability and low-maintenance lifestyle. If a large lot and more distance from neighbors matters more to you than walking to dinner, a community like ArrowCreek or Caughlin Ranch is usually the better fit.

Rancharrah Housing Market & Home Types

Rancharrah residents can walk to The Village at Rancharrah for restaurants, shops, and a boutique spa, plus the on-site clubhouse with two restaurants, a full gym, a library-style seating area, a pool, and event space. Club membership at The Club at Rancharrah is required for homeowners here, not optional, and runs roughly an $8,000 one-time initiation fee plus around $525 a month. I can confirm current pricing and activity for a specific property when you're ready to talk about a real transaction.

Neighborhood Tour & Local Lifestyle

Rancharrah sits minutes from the Reno-Tahoe International Airport, Midtown, Downtown Reno, and McCarran Boulevard, which makes it a favorite for buyers who travel often and want low-maintenance living without leaving town. Compared to Montreux, Rancharrah is newer and more walkable with higher density; compared to ArrowCreek, it trades expansive views for a more central, in-town location; and Caughlin Ranch, only about 10 minutes away, offers more mature landscaping and a more traditional neighborhood feel.
