How Shannon Comstock Serves Somersett
I work Somersett as part of my Reno territory, bringing the full marketing process to listings here and the R.E.A.L. process to buyers considering this master-planned setting.
I've been showing homes in Somersett for years, and the first place I always take buyers is the clubhouse. Once they walk through those doors and see what this community has built, the conversation changes. It's consistently well kept, and for families weighing community living, it tends to close the deal.
Somersett Neighborhood Character
Somersett is a large master-planned community in Northwest Reno near Interstate 80, made up of several distinct sub-communities: a mix of older and newer construction, cliff-top estates with mountain views, a gated townhome section near the clubhouse, and a Del Webb 55-plus active adult section with its own clubhouse. It also has, as residents joke, a lot of roundabouts.
Worth knowing: Somersett is only partially gated. The townhome section near the clubhouse is gated, but most of the community is open access, so if a fully gated neighborhood throughout is a priority, a community like Montreux or ArrowCreek is a better fit. The Del Webb section here, Del Webb Sierra Canyon, is the largest 55-plus community in Northern Nevada, with roughly 1,200 homes and its own separate clubhouse that operates independently from the main Somersett amenities.
Somersett Housing Market & Home Types
Homes here average around 2,874 square feet at roughly $407 per square foot. Recent pricing has run from the mid-$500,000s to $3.6 million, with a median active price near $1.198M and recent sales averaging closer to $988,000, figures that move with the market so I'll confirm current numbers for a specific home or section.
Neighborhood Tour & Local Lifestyle
The Club at Somersett includes a full pool complex with a dedicated lap pool, a kids club, an indoor basketball court, a gym, and a private golf course with its own clubhouse, plus extensive trails and a Town Center with a market and restaurants. Somersett's biggest practical advantage is Interstate 80 access: you can be on the freeway quickly and headed toward Truckee or on to the Bay Area without the traffic that affects other parts of Reno, and quiet Verdi, right on the Nevada-California border, is close by too. It's about 45 minutes to Tahoe City, with Northstar, Palisades Tahoe, and Alpine Meadows within easy reach.
The trail system runs throughout the neighborhood, with several stretches right alongside the golf course, and Boca and Stampede Reservoirs are just minutes away for boating, fishing, and camping in the warmer months, local spots a lot of out-of-state buyers don't discover until after they've moved in.
Somersett draws families, buyers relocating from California who want freeway access, outdoor enthusiasts, and 55-plus buyers in the Del Webb section. It's not for everyone: if you want a smaller neighborhood where you know most of your neighbors by name, Somersett's scale works against that; if the roundabouts genuinely bother you, there are a lot of them here; and if you want to be closer to the airport, downtown, or the southern luxury corridor around ArrowCreek and Montreux, Somersett's Northwest Reno location adds commute time in that direction.
Frequently Asked Questions
Is Somersett good for families?
Yes, particularly for the amenities and Northwest Reno freeway access. It also has a distinct 55-plus section (Del Webb) if that's what you're looking for instead. I can walk through the specific sub-community and price range that fits your situation.
Does Somersett have a golf course?
Yes, a private course with its own clubhouse, separate from the community's main Club at Somersett amenity center.
Is Somersett gated?
Only partially. There's a gated townhome section near the clubhouse, but most of the community is open access. If a fully gated neighborhood throughout is a priority, Montreux or ArrowCreek are worth a look instead.
