Gated Communities in Reno and Washoe County: The Complete Guide
Gated Communities in Reno and Washoe County: The Complete Guide
If you are relocating to Reno or making a move within Northern Nevada, gated communities come up in the conversation early.
And for good reason. Some of the most sought-after neighborhoods in Washoe County sit behind a gate.
But gated living is not for everyone, and the experience is very different from one community to the next. This guide breaks down what you actually need to know before choosing a gated neighborhood in Reno, with current pricing from the MLS as of April 2026.

Why Buyers Choose Gated Communities in Reno
The buyers I work with who want a gated community usually come in with one of two priorities.
Some want privacy. Controlled access means fewer strangers driving through the neighborhood, fewer solicitors, and a quieter day-to-day environment.
Others want the lifestyle. The amenities, the community feel, the sense that the neighborhood is well-maintained and that neighbors share similar expectations.
Both are completely valid reasons. Understanding which one matters more to you will help you find the right fit.
What Gated Living Looks Like Day to Day
The gate experience is not the same across every community.
In places like Montreux and ArrowCreek, the guards at the gate are very strict about who they allow in. Guests, contractors, and delivery drivers all need to be cleared in advance. If you are not on the list, you are not getting in.
For some buyers, that level of control is exactly what they want.
For others, especially people who have frequent guests or who work from home and receive regular deliveries, it can start to feel like a logistical friction point. That is worth thinking through honestly before you commit.
What Every Buyer Asks About HOAs in Gated Communities
Every gated community in Reno has an HOA. Without exception. And buyers ask the same questions every time we tour one of these neighborhoods.
Can I park my car on the street or in front of my home? In most gated communities, street parking is restricted or prohibited overnight.
Can I park an RV, boat, or trailer at my property? In most cases, no. If storage is allowed at all, it must typically be behind a fence and screened from the street. Many communities prohibit it entirely.
What needs HOA approval before I make changes? Exterior modifications, paint colors, landscaping changes, additions, and outbuildings almost always require HOA approval before you can begin. The process and timeline vary by community.
As I cover in my book,Selling Your Washoe County Home: The Secrets to Maximum Success, understanding the full cost of ownership, including HOA fees and membership requirements, is one of the most important steps a buyer or seller can take before making a decision.
I always try to get specific CC&Rs questions answered before they write an offer on any gated property. The details matter. Unfortunately, sellers don't get all fo the CC&Rs and HOA docs until your offer is accepted and you are in escrow. The seller pays for those documents and then the title company orders them and provides them to the buyer for review.
Gated Communities in Reno and Washoe County
Here is a breakdown of the major gated communities in the Reno and Washoe County area, with current MLS pricing data as of April 2026.
Montreux
Montreux is the most exclusive fully gated community in Reno. It sits in the forested hills of Southwest Reno with a setting that feels much closer to Lake Tahoe than to downtown, with towering pines, elevation, and a level of seclusion that most Reno neighborhoods cannot offer.
The community is built around a Jack Nicklaus Signature golf course that requires a private membership. You are not just buying a home here. You are buying into a lifestyle that comes with real obligations and real rewards.
Based on current MLS data, active listings in Montreux range from approximately $1.5 million to $9.75 million. The active median is around $3.375 million, and recent closed sales have averaged approximately $3.32 million. Homes average around 5,671 square feet at nearly $696 per square foot, which is among the highest price-per-square-foot figures of any gated community in Northern Nevada.
Montreux is a strong fit for buyers who want true estate living, serious privacy, and an exclusive golf community in a mountain setting.

ArrowCreek
ArrowCreek is a fully gated community in Southwest Reno known for panoramic views of the Truckee Meadows and surrounding desert landscape. It sits higher in elevation than much of Reno, which gives it a more open, sun-drenched feel compared to the wooded setting of Montreux.
The community has two golf courses, pools, a clubhouse, gym, tennis courts, and walking trails. Golf memberships are available but not required.
Based on current MLS data, active listings in ArrowCreek range from approximately $568,000 to $5.3 million, with a median active price around $2.41 million. Homes average around 4,213 square feet at approximately $534 per square foot. Recent closed sales have averaged around $2.08 million. The lower end of the price range reflects a smaller courtyard-style product within the community. Most estate-style homes are priced well above $1.5 million.
ArrowCreek is a strong fit for buyers who want resort-style amenities, sweeping views, and a fully gated community with flexible membership options.

Rancharrah
Rancharrah is a fully gated luxury community in South Reno that offers something genuinely different in the Reno market. You are living behind a gate while still being right in the middle of everything, with The Village at Rancharrah's restaurants, shops, and boutique spa within easy walking distance.
The homes are newer and modern. Lots are smaller and homes sit closer together than in other gated communities, which is important to understand before you schedule a tour.
There is a required membership component. Rancharrah homeowners must join The Club at Rancharrah, which currently includes an approximate $8,000 one-time initiation fee at close of escrow, plus monthly dues around $525. These figures can change, so always verify current costs during your buying process.
Based on current MLS data, active listings in Rancharrah have a median around $1.662 million, with recent closed sales averaging approximately $1.73 million. Homes average around 3,088 square feet at $585 per square foot.
Rancharrah is a strong fit for buyers who want a gated, lower-maintenance lifestyle with walkability and the feel of a modern urban community.

Pecetti Ranch Estates
Pecetti Ranch Estates is one of the most private gated communities in Reno, tucked into the hills of Southwest Reno in a location so secluded that most people drive right past it without knowing it exists.
This is an all-custom-home neighborhood. Every home in Pecetti Ranch was individually designed and built, which gives the community a level of character and variety you simply do not find in master-planned developments. The lots are spacious, the landscaping is immaculate, and the views of Reno from up here are spectacular.
The gate is keypad access rather than a guard-staffed entrance, which means residents come and go without the clearance process required at communities like Montreux or ArrowCreek. For buyers who want genuine privacy without the formality of a staffed gate, that distinction matters.
Inventory in Pecetti Ranch is extremely limited, which reflects both the exclusivity of the community and the fact that homeowners rarely leave. Based on MLS data from the past 180 days, closed sales have ranged from $4,000,000 to $4,300,000, with an average closed price around $4,150,000. Homes average approximately 5,811 square feet at around $716 per square foot on lots of two acres or more.
Pecetti Ranch is a strong fit for buyers who want a fully custom, ultra-private home in Southwest Reno with spectacular views and a neighborhood that feels genuinely removed from the city without actually being far from it.
Lakeridge and Lakeridge Shores
Lakeridge is an established golf course community about five miles from downtown Reno, built around the Lakeridge Golf Course and the manmade Lake Stanley.
Not all of Lakeridge is gated. The gated sections are Lakeridge Shores and Carriage House. The residents of Lakeridge Shores have access to Lake Stanley for boating and fishing. The golf course is semi-private and one of the most distinctive in the Reno area, including a famous 15th hole where golfers tee off from a ridge to an island green in Lake Stanley.
This community offers something rare in the Reno market: waterfront living. Homes on Lake Stanley in Lakeridge Shores are among the most distinctive properties in all of Washoe County.
Based on current MLS data across the broader Lakeridge area, active listings range from the mid $600,000s to nearly $2.8 million. The median active price across the community is approximately $866,000, with the gated Lakeridge Shores waterfront homes commanding significantly higher prices. The overall average price per square foot is around $373.
Lakeridge is a strong fit for buyers who want an established neighborhood with golf access and, in the gated section of Lakeridge Shores, access to Lake Stanley.
Saddlehorn
Saddlehorn is a partially gated, established luxury community located between Mt. Rose Highway and ArrowCreek Parkway in South Reno.
The community spans over 800 acres with approximately 430 homes, many on large lots ranging from half an acre to over an acre. It was developed in the late 1980s and early 1990s, so the landscaping is mature and the sense of space is something newer communities simply cannot replicate.
Saddlehorn has its own community park with tennis courts, sports fields, jogging trails, and playgrounds. It is close to Galena Creek Regional Park and the Lower Thomas Creek Trail, which leads into the Mt. Rose wilderness.
Inventory in Saddlehorn is limited. Based on current MLS data, active listings range from approximately $1.55 million to $2.5 million. Recent closed sales have averaged around $2.67 million, with most homes averaging over 4,000 square feet on generous lots.
Saddlehorn is a strong fit for buyers who want space, mature landscaping, and proximity to the outdoors in a partially gated setting with a lower-key community feel.
Somersett
Somersett is a large master-planned community in Northwest Reno that is partially gated. Not every section is gated, but there are gated areas within the community that offer more controlled access.
This is one of the most diverse communities in the Reno area in terms of price point, home style, and neighborhood feel. You will find newer construction, a wide range of lot sizes, and a strong amenity base including a town center with a restaurant, pool, fitness center, and tennis courts.
Based on current MLS data, active listings in Somersett range from the mid $500,000s to $3.6 million, with a median active price around $1.198 million. Homes average around 2,874 square feet at approximately $407 per square foot. Recent closed sales have averaged around $988,000.
Somersett is a strong fit for buyers who want newer construction, community amenities, and flexibility, with the option to focus the search on a gated section within the larger neighborhood.

Damonte Ranch
Damonte Ranch in South Reno includes some gated sections within a larger, non-gated community. If gated living is a priority, the search would need to focus specifically on those sections rather than the community as a whole.
Damonte Ranch is a well-established neighborhood with a variety of price points and home styles, and its location in South Reno provides easy freeway access and proximity to retail and restaurants.
Gated vs Non-Gated Luxury in Reno
This comes up in almost every buyer conversation I have.
There are exceptional luxury neighborhoods in Reno and Northern Nevada that are either non-gated or only partially gated. Newlands Historic District and Galena Forest Estates are considered premier neighborhoods with no gate access. Caughlin Ranch is partially gated, similar to Somersett and Saddlehorn, with some sections offering controlled access and others operating as an open neighborhood.
The decision to live in a gated community should come down to whether the full package, the lifestyle, the amenities, the community feel, the pricing, and the HOA structure, aligns with what you want. The gate is one feature of a much bigger picture.
If those factors align in a non-gated neighborhood, that community may serve you just as well.

Who Gated Living Is NOT For
Gated communities are a great fit for many buyers. They are not a great fit for everyone.
Based on what I see working with buyers across Washoe County, gated living is probably not the right choice if:
You do not want an HOA or do not want to navigate an approval process for home changes.
You frequently have guests, contractors, or deliveries and prefer not to manage gate clearances.
You want to park an RV, boat, or trailer on your property.
You want the freedom of a less structured neighborhood with fewer community rules.
You are drawn more to the character of an established, non-planned neighborhood than to a master-planned community environment.
None of those preferences are wrong. They just point toward a different kind of neighborhood.
