This is a neighborhood that comes up a lot when I’m working with buyers relocating to Reno.

And usually the conversation starts with:

“I want views, I want privacy, and I don’t want to feel packed in.”

That’s exactly where ArrowCreek fits.

It sits up higher on the southwest side of Reno, so you’re looking out over the valley. Because of that elevation, you get a lot of sunlight and wide-open views. It also means this area feels a little more exposed and less treed than some other neighborhoods.

That’s something buyers either love or question.


What Makes ArrowCreek Different

ArrowCreek is a guard-gated community in Southwest Reno, and it’s known for being quiet, well-maintained, and very intentional.

There’s no through traffic.

If you’re in ArrowCreek, you’re there on purpose.

The community itself is extremely well cared for, and the amenities are a big part of the appeal:

  • walking trails throughout the neighborhood

  • multiple pools and hot tubs

  • a gym and clubhouse

  • parks for residents

  • access to a golf course

One thing a lot of buyers don’t realize right away is that you can also purchase a golf membership.

That gives you access to the private course and really lets you take advantage of everything the community offers from a lifestyle standpoint.

It has more of a resort-style feel while still functioning as a full-time residential neighborhood.


What Buyers Notice When Touring ArrowCreek

When I’m out showing homes here, buyers usually notice a few things right away:

  • how quiet it is

  • the views overlooking the valley

  • how clean and maintained everything feels

  • and how much sun the area gets

One thing that also comes up is the landscape.

ArrowCreek is more barren compared to other areas. There aren’t a lot of big trees.

Some buyers love that open feel.

Others prefer neighborhoods like Montreux with more forest and greenery.


Who ArrowCreek Is a Good Fit For

ArrowCreek tends to be a great fit if you:

  • want a gated community

  • like privacy and quiet living

  • like to golf

  • want access to amenities without leaving your neighborhood

  • enjoy walking trails and outdoor space

  • want to be in Southwest Reno near everything

It’s also ideal for buyers who don’t want to deal with a lot of traffic or congestion.


Who It’s NOT a Good Fit For

This is important, and honestly something I talk through with clients a lot.

ArrowCreek may not be the right fit if you:

  • don’t want an HOA or community rules

  • prefer a more natural, tree-filled environment

  • want walkability to restaurants or shops

  • don’t like gated communities

This neighborhood is structured, maintained, and controlled. That works really well for some buyers, but not for everyone.


Location and Lifestyle

One of the biggest advantages of ArrowCreek is its location.

You’re in Southwest Reno, which means:

  • you’re close to Mt. Rose Highway

  • easy access to Lake Tahoe and skiing

  • near Mt. Rose Ski Resort

  • close to Sage Ridge School

And for everyday living:

  • Raley’s One

  • Trader Joe’s

  • The Summit Mall

The Summit is a big one. It’s an outdoor shopping center with:

  • Apple Store

  • Lululemon

  • Williams Sonoma

  • Dillard’s

  • Ulta

  • White House Black Market

  • And Many More

You really don’t need to get on the freeway for most things.


What About the Weather?

Because ArrowCreek sits higher in elevation, it does get a little more snow than other parts of Reno.

But not dramatically more.

In Reno, snow typically melts pretty quickly.

If you want heavy snow, you head up to Lake Tahoe.


What the Market Looks Like in ArrowCreek Right Now

Based on current MLS data:

  • Active listings range roughly from $1.5M to over $5.3M

  • The median active price is around $2.5M to $2.7M

  • Average price per square foot is around $550+

What stood out to me looking at the data is that a lot of homes are going under contract.

That tells you:

  • demand is still there

  • buyers are active in this price range

  • well-positioned homes are moving

Closed sales are averaging around $2.1M to $2.4M depending on size and condition
