“What do you think we could price this house at?”
That is almost always the first thing a seller asks me. And my answer is always the same: I've got to get my eyeballs on the house first.
You have probably already looked online. Maybe you checked your Zestimate, or you saw what the house down the street sold for. Those numbers are a place to start. They are not your home.

Why the Online Number Can Be Off
An online estimate has never walked through your kitchen. It cannot see the remodel you did, the view from the back of the house, or the condition of the roof. It does not know which homes nearby are sitting and which ones sold in a weekend.
If you plan your next move around a number that is too high, you can price your home where buyers will not come, and end up chasing the market down. If the number is too low, you can leave money on the table before you ever list.
The Real Question: What Will I Walk Away With?
Most sellers are not really asking about the price. They are asking what it means for them: what is left after the mortgage payoff, the commission and the closing costs, and whether that is enough for the next home.
That is why I bring you three prices across the range the sales support, each with its own net sheet. I get the net sheets from the escrow officer, so the numbers are real, not my guess. You see what you would walk away with at every price before you decide anything.
How I Find Your Home's Real Number
- I walk your home in person. The updates, the condition, the lot, the light. The things no algorithm sees.
- I compare it to the homes buyers will compare it to. Recent sales and current listings in your neighborhood, not a zip-code average.
- I show you three prices and a net sheet for each. What the sales support at the top, middle and bottom of your range, and what you would walk away with at each, so you decide with real numbers.
- I keep it current. Once your home is listed, I refresh the comps every month and send them to you with your updates, so we never work from an old number.
My listings have sold for an average of 99.23% of their list price. There is no cost and no obligation to list. When you are ready to sell, the whole plan is on selling your home in Reno.

Frequently Asked Questions
Is your home value free?
Yes. There is no cost and no obligation to list.
Why is your number different from my Zestimate?
A Zestimate has never seen your home. I walk it in person and compare it to the homes buyers will actually compare it to, so the number reflects your home's condition, updates and street.
Will you show me what I would walk away with?
Yes. For each of the three prices I recommend, I get a net sheet from the escrow officer, so you can see what you would keep after the mortgage payoff, the commission and closing costs.
Do you need to see my home in person?
Yes. I've got to get my eyeballs on the house first. Photos miss too much of what buyers pay for.
How often do you update the value once my home is listed?
Every month. I refresh the comps for every active listing and send them to you with your updates.
